This position is accountable to protect, maintain, and enhance the value of leased property assets in order to maximize MMH’s financial return and for the benefit of the tenants, consumers, and the community. Performs primary and essential duties for the day-to-day operations of medical office building property management. Directly responsible for all facets of property – leased spaces, common areas, physical property and company inventories, property preservation and protection. Promotes and demonstrates strong customer service skills. Acts as liaison between tenants and hospital.

SHIFT AND SCHEDULE

Monday - Friday 8:00 AM - 5:00 PM
ESSENTIAL FUNCTIONS/PERFORMANCE EXPECTATIONS
• Lease administration and compliance, including drafting and executing letters of intent, lease agreements, CATs and maintaining rent roll
• Monthly invoicing/rent collection, payment coding & processing for Medical Office Building tenants
• Managers general maintenance employees for the 501As, who will ensure optimal facilities conditions Prepare detailed budgets and financial reports for properties
• Ensure compliance with all laws, legal codes, Stark Law, Anti-kickback statutes, government regulations, agency rules, etc.
• Tenant Rounding and facility conditions walk throughs
• Periodically meet and round with Medical Office Tenants and 501A staff to address concerns and inspect facility conditions
• Coordinate with third-party property assessment consults to determine fair market value in advance of lease expiration
• Distribute contract data and/or information as requested by Administration or VP/General Counsel, etc. Ensures contract expiration dates are tracked and handled appropriately for terming, renewing or renegotiating the contract terms
• Manages all customer service-oriented communication between parties as appropriate to facilitate completion of contracts and processing, contract terminations and/or renewals
• Respects the sensitive nature of correspondence and consistently maintains confidentiality
• Perform walkthroughs of MMH apartments and Hospital rooms as tenants vacate
• Conducts apartment condition assessments ensuring optimal conditions for contract staffing and coordinates with apartment management leadership to address apartment needs prior to move-in and after tenant has moved out
• Ensures apartment and hospital inventory is intact and in place, coordinates purchase of furniture or supplies as required
• Delivers rent payments to contract staffing apartment complexes
• Oversees RV rental space located in blue parking lot at the Main Campus to ensure that family members have space available for temporary use, and tenants are meeting their obligations under contract terms
EDUCATION AND EXPERIENCE
• High School Graduate or equivalent
• Should be able to perform mathematical calculations, capable of interpreting written materials and capable of composing correspondence or reports.
• General knowledge of Project Management as acquired through formal training or direct experience in former employment.
• Experience supporting outpatient healthcare operations, physician practices

• Stand, walk, sit, stoop, reach, lift, see, speak and hear. Lifting is limited to 35 lbs. for clinical staff and to 50 lbs. for non-clinical staff. The individual must use an assisted-lift device or get another individual(s) to assist with the lift that is over these maximum limits.
SUPERVISION REQUIREMENTS
• Manages 501A General Maintenance Technicians who will maintain the facilities of the 501A physician practices
